Gia Binh International Airport (GBIA) is a landmark aviation development in northern Vietnam, commissioned by Masterise Group, one of Vietnam’s leading luxury real estate and investment developers.

The project aims to deliver a world-class airport and VIP terminal by March 2027, in time to host the Asia-Pacific Economic Cooperation (APEC) Summit.

Beyond the summit, GBIA is envisioned as Vietnam’s premier northern gateway, with an ultimate planned capacity of 100 million passengers annually.

daa International was engaged to conduct design review and validation of the master plan, terminal layout, and aerodrome design. Our role is to:

  • Ensure compliance with international standards and regulatory requirements
  • Embed operational best practice
  • Future-proof the design for growth and evolving passenger needs
  • Introduce operator-led efficiency and passenger experience insight

Working alongside global design firms including Nikken Sekkei (Japan) and NACO (Netherlands), daa International brings the operator’s perspective to the project — ensuring the airport is not only architecturally ambitious, but operationally practical and commercially viable.

The ambition: Achieve Skytrax 5-Star Airport status and rank among the world’s top 10 airports.

Masterise: From Luxury Living to Landmark Aviation

Client Background

Masterise is one of Vietnam’s most prominent real estate and investment companies, renowned for luxury residential and large-scale developments. Backed by the Vietnamese government, Masterise is delivering GBIA as a strategic infrastructure project north of Hanoi.

GBIA will ultimately replace Noi Bai International Airport, which has reached capacity limits.

Phased Development Plan

  • Phase 1 (2027): VIP terminal to host the APEC Summit
  • Phase 2: Main passenger terminal – 50 million passengers annually
  • Subsequent Phases: Expansion to 80 million, then 100 million passengers annually

The project represents both an operational necessity and a national prestige initiative, integrating advanced technology, digital solutions, and a five-star passenger experience.

Balancing Urgency with Long-Term Ambition

The Challenge

The client must meet two parallel objectives:

  1. Deliver the VIP terminal by March 2027 — an immovable political deadline
  1. Design a mega-hub capable of handling up to 100 million passengers annually

This creates multiple complexities:

  • Evolving Objectives: Shifts between commercial optimisation, capacity, and passenger experience
  • Flexibility Requirements: Uncertainty around airline allocations and transfer strategy from Noi Bai
  • Stakeholder Complexity: International design firms, local consultants, translators, and regulators
  • Regulatory Compliance: ICAO standards, Vietnamese regulations, and Skytrax benchmarks
  • Technology Ambition: Digital towers and future-ready operational systems

The challenge: Deliver a design that is globally benchmarked, operationally sound, and future-proof — without compromising the 2027 deadline.

Operator Insight at the Heart of Design

Our Approach

daa International assembled a multi-disciplinary expert team to provide operator-led input during master planning and conceptual design.

Key components included:

1. Design Review & Validation

  • Detailed review of terminal layouts, airfield design, and master planning
  • Compliance with ICAO standards and international best practice
  • Identification of operational risks via a structured Red Flag Report

2. Operational Flexibility

  • Modular expansion planning
  • Adaptable passenger flows
  • Flexible airside and landside interfaces
  • Phasing strategies aligned with uncertain growth forecasts

3. Passenger Experience Benchmarking

Drawing on experience from Dublin Airport, Cork Airport, Riyadh, Jeddah, and U.S. airports to shape a structured five-star passenger journey framework.

4. Commercial Strategy Advisory

  • Aero and non-aero revenue modelling
  • Early planning for aero-city development
  • Long-term return on investment optimisation

5. Technology Innovation

  • Exploration of digital air traffic control towers (in collaboration with UK NATS)
  • Hybrid operational systems
  • Future-ready digital infrastructure

6. Stakeholder Alignment

  • Coordination with Nikken Sekkei (architecture)
  • NACO (master planning & engineering)
  • Local Vietnamese consultants
  • Translation and cultural facilitation
  • Careful governance and communication structures were essential to navigate cross-language, cross-cultural collaboration.

Early Wins, Lasting Value

Results & Impact

Although still in design validation phase, measurable benefits include:

  • Operational Assurance: Early identification of design risks, preventing costly rework
  • Flexibility Embedded: Adaptable layouts supporting long-term growth to 100 million passengers
  • Five-Star Framework: Structured passenger experience benchmarks introduced
  • Commercial Uplift: Strategic aero and non-aero planning enhancing long-term ROI
  • Technology Differentiation: Digital tower concepts elevating GBIA’s global profile

The engagement has strengthened daa International’s relationship with Masterise, with an invitation to participate in the future airport operator tender process — a significant strategic opportunity.

What Global Projects Teach Us

Key Lessons & Best Practices

  • Flexibility is critical in large-scale airport development
  • Proactive management of cultural and language barriers prevents misalignment
  • Early integration of advanced technology provides long-term differentiation
  • Embedding an operator perspective at design stage ensures ambitious concepts translate into efficient, compliant operations

Next Steps to Global Excellence

daa International recommends:

  1. Continue design validation through detailed design stage
  1. Develop a phased five-star passenger experience strategy
  1. Integrate aero-city commercial planning from the outset
  1. Formalise stakeholder governance structures

The long-term objective is to support GBIA from design validation through to full operational management.

“Gia Binh International Airport is about more than design — it’s about creating a gateway that delivers today and adapts for tomorrow.”
